Fit-only rooflight installation in Essex

Fit-only rooflight installation across Essex follows one method wherever the roof is. First a survey or, for fit-only work, your photos and measurements. Then a written quote with the scope and price fixed. Then a fitting day planned around the weather. We list 26 towns in Essex on this site, each with its own page, but villages and addresses between them are covered in exactly the same way. Fitters travel to the property, so there is no need to be near any particular town.

Towns we list in Essex

From the larger towns to the smaller places in between, we take on rooflight fitting across Essex. The process is the same for a terrace, a farmhouse extension or an industrial unit: details first, written quote second, fitting day third. Remote and island addresses in England, where they arise, are covered by arrangement, and we tell you that before quoting.

What's included

  • Opening and upstand measured against the maker's drawing, timber to timber
  • Opening tested where relevant, packaging taken away and paperwork handed back
  • Check of the delivered unit, glass, fixings pack and instructions before work starts
  • Internal versus external size — We check whether your rooflight's quoted size is the hole size or the outer frame size.
  • Upstand height above the roof — We measure how far the upstand stands above the finished roof surface, including any ballast or walkway.

Rules that apply in England

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Common questions in Essex

What upstand height and roof pitch does rooflight fitting need?

It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
