Fit-only rooflight installation in Craigavon

Plenty of rooflight trouble starts with a tape measure. Units are often sold by the builder's opening, meaning the hole in the roof, rather than the overall external size, and confusing the two leaves you with a frame that does not suit the opening. Before we fit any rooflight in Craigavon, we measure the opening, the upstand or kerb where there is one, and the finished roof level, then compare them with the maker's drawing. If something is out, you hear about it before the fitting day rather than on it. That single check keeps most jobs like this on track.

Covering BT64 and neighbouring districts

Fitters travel to the job, so the address is what counts. In Craigavon that means postcode districts BT64, BT65 and BT66, and the same teams can just as easily take on work in Portadown, about 3 miles away, or Banbridge at roughly 8 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.

Your rooflights or ours

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

On the day, we cover

  • Internal reveal trimmed or lined, with the protective film removed at the end
  • Roof membrane dressed up the kerb and finished under the drip edge
  • Unit bedded on the sealant or tape the maker specifies, then screw-fixed
  • Warranty conditions on your unit — We read the warranty terms that came with your rooflight before we fit it.
  • Delivery damage and missing parts — We ask you to open the delivery and check it as soon as it arrives, not on fitting day.

How a fitting day runs

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Do you need permission in Craigavon?

Northern Ireland has its own rules. Permitted development for rooflights on a house requires the unit to sit below the highest part of the roof, project no more than 15 cm where the slope faces a road, and stay at least half a metre from the ridge, eaves, party wall and verge. It doesn't apply in conservation areas or within the grounds of a listed building. For building control, structural roof alterations need an application, and rooflights must meet WER Band C or 1.6 W/m²K.

What to send for a quick quote

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in BT64, and we can price it.

Common questions in Craigavon

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

Can you fit the rooflight I bought online?

Yes, fit-only is one of our core services. Send the product link or spec, photos of the roof and rough sizes, and we can usually price it from those. Before fitting we check the delivery for damage, which should be reported to the seller, plus the size against the builder's opening and the upstand height. The product warranty stays with the maker or seller, and our guarantee covers the fitting.

Does a rooflight need building control approval?

In Northern Ireland a new opening alters the roof structure, so expect a building control application; confirm the position with your council, including for replacements. The new rooflight must meet WER Band C or 1.6 W/m²K. We confirm what applies before you commit.
