Guide ranges for supply & fit; the electrician's final connection is quoted separately. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Is your address covered?
Distance is rarely the deciding factor. A roof in Southend-on-Sea, 3 miles from Rochford, gets the same survey, the same written quote and the same fitting process as one in SS4, SS2 and SS0. What changes the price is the job itself: size of unit, roof type, access and lifting. Rayleigh, around 4 miles out, is treated the same way.
Buying your own, or letting us supply
Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.
Included in the work
- Upstand checked or built to suit the unit and its actuator housing
- Cable route planned through the kerb or reveal before the lining goes on
- Unit fitted, sealed and weathered like a fixed flat rooflight
- Who makes the final connection — We confirm who will connect the rooflight to the mains before booking.
- Rain sensor position — We place the rain sensor where rain will reach it quickly and debris will not cover it.
A typical installation day
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix an electric opening rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Planning and building rules in England
Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.
What to send for a quick quote
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, SS4 or nearby, confirms travel.
Common questions in Rochford
How does payment work?
Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
Do you cover Rochford?
Yes. Fitters travel to addresses in Rochford and the surrounding districts, including SS4. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
What upstand height and roof pitch does electric opening rooflight fitting need?
It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.
Got a unit waiting to go in, or need one sourced? Either way, start with your Rochford address and a couple of photos.
