Electric opening rooflight installation in Cornwall

Across Cornwall we fit electric opening rooflights for homeowners, builders, roofers and commercial clients. The trade side matters: an extension company with jobs running in several of the 9 towns we list does not want to coordinate a different fitter for each. We can take the rooflight element of every site, fitted to the maker's instructions and left ready for the next trade. Domestic customers get the same fitting standard, quoted in writing before work begins.

Towns we list in Cornwall

Coverage in Cornwall works by postcode, not by distance from an office. Give us the full postcode and we will confirm whether it is standard cover, as it is for most of England, or one of the few remote and island areas handled by arrangement. Either way, you get a written quote before any work is booked, with travel included in the price.

The Isles of Scilly are covered by arrangement, with travel priced into the quote before you commit.

What we do on the day

  • Cable route planned through the kerb or reveal before the lining goes on
  • Cable route and controls set up ready for the electrician's final connection, quoted as a separate line
  • Opening and closing tested, with controls explained at handover
  • Where power comes from — We find a sensible power supply for the rooflight before fitting day.
  • Who makes the final connection — We confirm who will connect the rooflight to the mains before booking.

Rules that apply in England

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Common questions in Cornwall

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

What if my roof opening is the wrong size for the electric opening rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
