Dome rooflight replacement in Newburn

Already bought a dome rooflight, or still deciding which one to get? Both are fine. For dome rooflight replacement in Newburn we either source a suitable unit and install it, or fit the one waiting in your garage. Fit-only jobs are usually priced from your photos and measurements, while supply-and-fit and replacement jobs get a free survey first. Whichever route you take, the opening, the upstand or flashing, and the delivery are checked before anything is fixed down. Properties in NE15 and the surrounding districts are covered on the same terms.

Guide ranges for supply & fit, per dome; building control notice fee extra on homes in England and Wales. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Is your address covered?

Jobs across NE15, NE40 and NE21 are part of our normal cover for Newburn. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Blaydon-on-Tyne and Whickham are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

Your dome rooflights or ours

Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.

On the day, we cover

  • Inside checked for drips and the trim refitted
  • Old dome unscrewed, lifted off and taken away
  • Membrane checked where it meets the kerb, with small repairs made
  • Upgrading to glass — We check whether the kerb suits a glass unit before recommending one.
  • Is the kerb sound? — We check each kerb for rot and movement before quoting a dome swap.

How a fitting day runs

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a dome rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Planning and building rules in England

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Help us quote accurately

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in NE15, and we can price it.

Common questions in Newburn

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.
