Guide ranges for supply & fit, per dome; building control notice fee extra on homes in England and Wales. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Is your address covered?
Newcastle upon Tyne and the districts around it, NE1, NE99 and NE2, all sit inside our working area. So does the ground between Newcastle upon Tyne and Gateshead (1 mile), and on towards Gosforth (2 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.
Your dome rooflights or ours
Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.
What the job includes
- Kerb top cleaned of old sealant, fixings and loose felt
- New multi-skin dome or glass unit fixed and sealed
- Kerb checked for rot, size and height before the new unit goes on
- Kerb size and adaptors — We measure every kerb against the new dome's sizes.
- Upgrading to glass — We check whether the kerb suits a glass unit before recommending one.
A typical installation day
Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a dome rooflight: a few hours per dome, weather permitting.
Do you need permission in Newcastle upon Tyne?
Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.
What to send for a quick quote
For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as NE1.
Common questions in Newcastle upon Tyne
Do I need planning permission for a rooflight in Newcastle upon Tyne?
Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
Do you cover Newcastle upon Tyne?
Yes. Fitters travel to addresses in Newcastle upon Tyne and the surrounding districts, including NE1. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
