Dome rooflight replacement in Wellington

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Wellington is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every dome rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Wellington, the TF1 district and the rest of Shropshire.

Coverage in and around Wellington

Distance is rarely the deciding factor. A roof in Telford, 3 miles from Wellington, gets the same survey, the same written quote and the same fitting process as one in TF1, TF5 and TF6. What changes the price is the job itself: size of unit, roof type, access and lifting. Shrewsbury, around 10 miles out, is treated the same way.

What we check on a supplied unit

Your unit or ours, the fitting standard is the same. For supply and fit we choose a dome rooflight to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.

On the day, we cover

  • Old dome unscrewed, lifted off and taken away
  • Kerb checked for rot, size and height before the new unit goes on
  • Membrane checked where it meets the kerb, with small repairs made
  • Upgrading to glass — We check whether the kerb suits a glass unit before recommending one.
  • Kerb size and adaptors — We measure every kerb against the new dome's sizes.

What happens on the day

Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack a dome rooflight level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes a few hours per dome.

Planning, building control and Wellington

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Details that speed up your quote

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in TF1, and we can price it.

Common questions in Wellington

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

What upstand height and roof pitch does dome rooflight fitting need?

It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.

How long does fitting take?

Fitting a dome rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.
