Dome rooflight replacement in Leicestershire

No two dome rooflights in Leicestershire cost exactly the same to fit, and a guide price only gets you so far. What moves it: the size and weight of the unit, whether a new opening is needed, the roof covering, scaffold or lifting needs, and how much internal finishing you want. We quote dome rooflight replacement across Leicestershire with each of those spelt out. Send photos for a first figure, or arrange a survey where the job calls for one.

Towns we list in Leicestershire

Builders and roofers working in Leicestershire can use us for the rooflight element of a job, wherever the site is in England. Homeowners can book us directly. In both cases the fitters come to the address, the work follows the maker's instructions, and a written quote fixes the price first. Fitting is carried out by vetted teams under S&K's direction.

What's included

  • Kerb checked for rot, size and height before the new unit goes on
  • New multi-skin dome or glass unit fixed and sealed
  • Kerb top cleaned of old sealant, fixings and loose felt
  • Upgrading to glass — We check whether the kerb suits a glass unit before recommending one.
  • Is the kerb sound? — We check each kerb for rot and movement before quoting a dome swap.

Rules that apply in England

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Common questions in Leicestershire

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.
