Conservation rooflight installation in Walsall

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Walsall is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every conservation rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Walsall, the WS1 district and the rest of West Midlands.

Fitting across Walsall and nearby

Distance is rarely the deciding factor. A roof in Bloxwich, 2 miles from Walsall, gets the same survey, the same written quote and the same fitting process as one in WS1, WS2 and WS5. What changes the price is the job itself: size of unit, roof type, access and lifting. Wednesbury, around 3 miles out, is treated the same way.

Fit-only or supply and fit

There are two ways to do this. Supply and fit means we source a conservation rooflight that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.

What the job includes

  • Slates or tiles lifted carefully and kept for reuse where possible
  • Inside lining fitted to suit the room's ceiling or exposed rafters
  • Rafters trimmed with timbers that suit the existing roof
  • Energy and old roofs — We make sure the rooflight meets current energy rules while suiting an older roof build-up.
  • Listed building consent — We confirm listed building consent is in place before fitting any rooflight on a listed building.

A typical installation day

Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a conservation rooflight runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.

Do you need permission in Walsall?

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Getting a price from photos

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around WS1. That is enough for a first price.

Common questions in Walsall

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

What if my roof opening is the wrong size for the conservation rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
