Conservation rooflight installation in Banbury

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Banbury is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every conservation rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Banbury, the OX16 district and the rest of Oxfordshire.

Where our fitters travel

Banbury and the districts around it, OX16, OX15 and OX27, all sit inside our working area. So does the ground between Banbury and Bicester (14 miles), and on towards Daventry (15 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

Already bought your unit?

If you have bought a conservation rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the flashing kit and the roof pitch range. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

Included in the work

  • Position checked against any consent drawings or council conditions
  • Rooflight set low so it sits close to the line of the roof
  • Slates or tiles lifted carefully and kept for reuse where possible
  • Conservation area rules by nation — We check the permitted development position for your nation before the rooflight is ordered.
  • Glazing bar and frame detail — We check whether the council has asked for particular details, such as a central glazing bar or a dark frame colour.

How a fitting day runs

Where a job takes one day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a conservation rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Regulations for Banbury properties

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Getting a price from photos

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around OX16. That is enough for a first price.

Common questions in Banbury

How long does fitting take?

Fitting a conservation rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
