Conservation rooflight installation in St Helens

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for conservation rooflight installation in St Helens, internal finishing is listed so you can see whether it is included or left for your decorator. That way a conservation rooflight looks right from the room below as well as from outside. We cover St Helens and properties throughout Merseyside.

Guide ranges for supply & fit. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Is your address covered?

If you also own a property or a business unit in Haydock, Prescot or Ashton in Makerfield, that is no problem. We can survey and quote both, and where it suits, line the fitting days up together. Every address is reached by fitters travelling to it from their current jobs, and WA10, WA9 and WA11 sit comfortably within that pattern.

Buying your own, or letting us supply

Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.

What we do on the day

  • Flashings in lead or a matching kit, dressed to the covering
  • Position checked against any consent drawings or council conditions
  • Rooflight set low so it sits close to the line of the roof
  • Listed building consent — We confirm listed building consent is in place before fitting any rooflight on a listed building.
  • Conservation area rules by nation — We check the permitted development position for your nation before the rooflight is ordered.

How a fitting day runs

Where a job takes one day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a conservation rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Regulations for St Helens properties

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Getting a price from photos

Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, WA10 or nearby, confirms travel.

Common questions in St Helens

Do you cover St Helens?

Yes. Fitters travel to addresses in St Helens and the surrounding districts, including WA10. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Can you fit the conservation rooflight I bought online?

Yes, fit-only is one of our core services. Send the product link or spec, photos of the roof and rough sizes, and we can usually price it from those. Before fitting we check the delivery for damage, which should be reported to the seller, plus the size against the opening, the flashing kit and the roof pitch. The product warranty stays with the maker or seller, and our guarantee covers the fitting.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
