Conservation rooflight installation in Whitstable

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Whitstable is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every conservation rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Whitstable, the CT5 district and the rest of Kent.

Where our fitters travel

Our fitters come to you. For Whitstable that covers CT5, CT6 and CT2, plus nearby Herne Bay and Canterbury. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.

Your conservation rooflights or ours

If you have bought a conservation rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the flashing kit and the roof pitch range. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

Included in the work

  • Flashings in lead or a matching kit, dressed to the covering
  • Inside lining fitted to suit the room's ceiling or exposed rafters
  • Position checked against any consent drawings or council conditions
  • Energy and old roofs — We make sure the rooflight meets current energy rules while suiting an older roof build-up.
  • Glazing bar and frame detail — We check whether the council has asked for particular details, such as a central glazing bar or a dark frame colour.

From arrival to clean-up

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a conservation rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Planning and building rules in England

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Before you get in touch

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around CT5. That is enough for a first price.

Common questions in Whitstable

What if my roof opening is the wrong size for the conservation rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Will my new conservation rooflight leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
