Per large unit
Larger or ventilating units, edge protection in place
Programme of works
Phased replacement across a building, priced from a survey
Guide ranges for supply & fit, per unit; site set-up priced separately. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Where our fitters travel
Fitters travel to the job, so the address is what counts. In Dudley that means postcode districts DY2, DY1 and B64, and the same teams can just as easily take on work in Brierley Hill, about 2 miles away, or Tipton at roughly 2 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.
What we do on the day
- Access, edge protection and fragile-roof covers planned before work starts
- Unit schedule and handover notes for the building's records
- Kerbs checked and packed, adapted or rebuilt where needed
- Working around occupied buildings — We plan noise, dust and access around the people using the building.
- Fragile roofs and rooflights — We treat every rooflight and the roof around it as fragile until we have checked it.
What happens on the day
Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a commercial rooflight: about a day per unit, longer on big roofs, weather permitting.
Regulations for Dudley properties
For non-domestic roofs in England, expect building control involvement for new openings, energy limits of 2.2 W/m²K for rooflights, and fire checks where rooflights sit near a boundary or above an escape route. Smoke ventilation rooflights must be certified products, with controls commissioned by a specialist. We set out what applies to your building on the quote.
Before you get in touch
What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around DY2 and we will come back with a quote or a survey date.
Common questions in Dudley
Does commercial rooflight work need building control?
Usually. New openings, structural changes and smoke vents go through building control, and on buildings covered by fire safety law that means a full plans application rather than a building notice. We are not registered with a competent person scheme, so replacements we fit are notified to building control. We confirm the route and show any fee on the quote.
Do commercial rooflights need planning permission?
Like-for-like replacements on commercial buildings rarely need planning permission. New or larger rooflights on non-domestic buildings and blocks of flats usually need checking with the planning authority, because householder permitted development rights don't apply. We tell you what we know about your building and point you to the right team.
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
Send a few photos and your DY2 postcode, and we will put together a written quote for the job.
