Phased replacement across a building, priced from a survey
Guide ranges for supply & fit, per unit; site set-up priced separately. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Where our fitters travel
Distance is rarely the deciding factor. A roof in Rhondda, 4 miles from Aberdare, gets the same survey, the same written quote and the same fitting process as one in CF44, CF48 and CF43. What changes the price is the job itself: size of unit, roof type, access and lifting. Merthyr Tydfil, around 4 miles out, is treated the same way.
Included in the work
- New units fitted, sealed and weathered into the roof covering
- Phasing agreed so occupied areas stay dry and usable
- Old units removed, with waste taken off site
- Energy limits for non-domestic roofs — We check new units against the energy limits for non-domestic buildings.
- Fragile roofs and rooflights — We treat every rooflight and the roof around it as fragile until we have checked it.
A typical installation day
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a commercial rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Planning and building rules in Wales
On commercial roofs in Wales, new openings and structural changes go through building control, and fire performance has to be considered where rooflights are near a boundary. Smoke vents must be certified products with controls set up by a specialist. We confirm what applies to your building before quoting.
What to send for a quick quote
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, CF44 or nearby, confirms travel.
Common questions in Aberdare
Will my new commercial rooflight leak?
A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.
Do commercial rooflights need planning permission?
Like-for-like replacements on commercial buildings rarely need planning permission. New or larger rooflights on non-domestic buildings and blocks of flats usually need checking with the planning authority, because householder permitted development rights don't apply. We tell you what we know about your building and point you to the right team.
How long does fitting take?
Fitting a commercial rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.
