Phased replacement across a building, priced from a survey
Guide ranges for supply & fit, per unit; site set-up priced separately. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Is your address covered?
Jobs across BT6, BT5 and BT7 are part of our normal cover for Castlereagh. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Belfast and Newtownabbey are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.
Included in the work
- New units fitted, sealed and weathered into the roof covering
- Old units removed, with waste taken off site
- Phasing agreed so occupied areas stay dry and usable
- Working around occupied buildings — We plan noise, dust and access around the people using the building.
- Energy limits for non-domestic roofs — We check new units against the energy limits for non-domestic buildings.
From arrival to clean-up
Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a commercial rooflight runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.
Regulations for Castlereagh properties
Non-domestic rooflight work in Northern Ireland needs building control for new openings, glazing that meets the Technical Booklet energy limits, and fire checks near boundaries. Planning depends on the building and location. We set out what applies before quoting.
Before you get in touch
What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around BT6 and we will come back with a quote or a survey date.
Common questions in Castlereagh
How long does fitting take?
Fitting a commercial rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.
Will my new commercial rooflight leak?
A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.
Does a rooflight need building control approval?
In Northern Ireland a new opening alters the roof structure, so expect a building control application; confirm the position with your council, including for replacements. The new rooflight must meet WER Band C or 1.6 W/m²K. We confirm what applies before you commit.
Tell us your postcode, BT6 or close by, and what you want fitted. We will reply with the next steps and a quote.
