Rooflight installers in Surrey

Across Surrey, we work for three kinds of customer. Homeowners who want a rooflight fitted, replaced or added. Builders, roofers and extension firms who want the rooflight part of a job handled by a specialist. And commercial clients with domes, smoke-vent rooflights or access hatches to replace. Each one gets a written quote before any work is booked. In every case the contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group, with vetted fitting teams carrying out the work under S&K's direction across England.

Towns we list in Surrey

Covering a whole region like Surrey takes planning. We group jobs where it makes sense, check access before the day, and arrange lifting for larger units in advance. None of that changes your price unexpectedly, because it is all set out in the quote you accept. The same applies wherever we work in England.

Planning and building regulations in England

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Questions about rooflight fitting in Surrey

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

What if my roof opening is the wrong size for the rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.
