Walk-on rooflight installation in Rotherham

Plenty of rooflight trouble starts with a tape measure. Units are often sold by the builder's opening, meaning the hole in the roof, rather than the overall external size, and confusing the two leaves you with a frame that does not suit the opening. Before we fit any walk-on rooflight in Rotherham, we measure the opening, the upstand or kerb where there is one, and the finished roof level, then compare them with the maker's drawing. If something is out, you hear about it before the fitting day rather than on it. That single check keeps most jobs like this on track.

Is your address covered?

Covering Rotherham means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in S60, S65 and S61, and are happy to quote further out in Rawmarsh and Wath upon Dearne. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.

Already bought your unit?

Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.

On the day, we cover

  • Lifting plan for the unit, including people or gear for the day
  • Engineer's calculations and the unit's loading data checked together
  • Drainage around the unit checked so water does not lie on the glass
  • Non-fragile is not walk-on — We make sure the unit is genuinely designed for foot traffic.
  • Weight on delivery day — We plan the delivery and lift before booking any lifting gear or extra hands.

From arrival to clean-up

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a walk-on rooflight: one to two days, weather permitting.

Planning, building control and Rotherham

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Getting a price from photos

A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, S60 or a neighbouring district.

Common questions in Rotherham

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

What if my roof opening is the wrong size for the walk-on rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
