Covering SA15 and neighbouring districts
Covering Llanelli means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in SA15, SA16 and SA14, and are happy to quote further out in Gorseinon and Swansea. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.
What we check on a supplied unit
A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a walk-on rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.
What the job includes
- Unit bedded and fixed so it sits level with the finished surface
- Drainage around the unit checked so water does not lie on the glass
- Support frame or upstand prepared to the approved structural design
- Units tested to old standards — We check which standard the walk-on unit has been tested to.
- Structural calculations — We need structural calculations for the glass and its support before a walk-on job goes ahead.
What happens on the day
Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack a walk-on rooflight level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes one to two days.
Regulations for Llanelli properties
Welsh rules differ from England's in one important way: rooflights lose permitted development rights in conservation areas, National Parks, AONBs and World Heritage Sites. Elsewhere on a house, a rooflight that projects no more than 150 mm and stays below the highest part of the roof is usually fine. Building regulations still apply to new openings, replacements we fit go through a building notice because we are not scheme-registered, and the energy limit for rooflights is 2.2 W/m²K. A new Welsh Approved Document L takes effect on 4 March 2027.
Getting a price from photos
What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around SA15 and we will come back with a quote or a survey date.
Common questions in Llanelli
What is included in the price?
The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
Do I need planning permission for a rooflight in Llanelli?
Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in Wales. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.
Does a rooflight need building regulations approval?
In Wales a new opening generally needs building regulations approval. A replacement must be self-certified by a scheme-registered installer or covered by a building notice. We are not registered with a scheme, so replacements we fit go through a building notice, and the council's fee is shown on your quote.
