Covering KT22 and neighbouring districts
Distance is rarely the deciding factor. A roof in Epsom, 4 miles from Leatherhead, gets the same survey, the same written quote and the same fitting process as one in KT22, KT21 and KT23. What changes the price is the job itself: size of unit, roof type, access and lifting. Cobham, around 4 miles out, is treated the same way.
Included in the work
- A short note of anything we found that needs your attention
- Flat rooflights fitted, sealed and trimmed on your kerbs
- Upstands built by us where you would rather not
- Upstand ready and to size — We ask for the upstands to be built to the maker's drawing before we arrive.
- Deliveries and damage — We check delivered units against the schedule before fitting.
Fitting your rooflight, step by step
Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack a rooflight level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes half a day to a day per unit.
Do you need permission in Leatherhead?
Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so on replacements we agree up front who notifies building control.
Help us quote accurately
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, KT22 or nearby, confirms travel.
Common questions in Leatherhead
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
Do you cover Leatherhead?
Yes. Fitters travel to addresses in Leatherhead and the surrounding districts, including KT22. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
Can you fit a rooflight in winter or when it is raining?
Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.
