Guide ranges for labour only, ex VAT for trade accounts. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Where our fitters travel
Fitters travel to the job, so the address is what counts. In Farnham that means postcode districts GU9, GU10 and GU12, and the same teams can just as easily take on work in Aldershot, about 3 miles away, or Fleet at roughly 5 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.
What the job includes
- Pitched roof windows fitted with their flashing kits
- Supplied units checked against your schedule before fitting
- Flat rooflights fitted, sealed and trimmed on your kerbs
- Building control sign-off — We agree with you how building control is handled before fitting.
- Who weathers the roof — We agree who turns the roof covering up the kerb before we book.
Fitting your rooflight, step by step
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Planning and building rules in England
Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so on replacements we agree up front who notifies building control.
Details that speed up your quote
What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around GU9 and we will come back with a quote or a survey date.
Common questions in Farnham
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
What upstand height and roof pitch does rooflight fitting need?
It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.
