Trade rooflight fitting in Suffolk

Rooflight fitting in Suffolk is planned around dry spells, not just calendar dates. That matters more than people think: membranes and sealants need a dry surface, and a roof should not be left open in poor weather. So when we offer a date for trade rooflight fitting, it comes with a sensible fallback. We take jobs across all 35 postcode districts in Suffolk, and the written quote sets out what is included before you commit.

Towns we list in Suffolk

From the larger towns to the smaller places in between, we take on rooflight fitting across Suffolk. The process is the same for a terrace, a farmhouse extension or an industrial unit: details first, written quote second, fitting day third. Remote and island addresses in England, where they arise, are covered by arrangement, and we tell you that before quoting.

What's included

  • Upstands checked for size, height, level and square
  • A short note of anything we found that needs your attention
  • Pitched roof windows fitted with their flashing kits
  • Who weathers the roof — We agree who turns the roof covering up the kerb before we book.
  • Deliveries and damage — We check delivered units against the schedule before fitting.

Rules that apply in England

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so on trade replacements we agree up front who notifies building control, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Common questions in Suffolk

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
