Guide ranges for labour only, ex VAT for trade accounts. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building warrant fees, where a job needs them, are shown as their own line.
Is your address covered?
Coatbridge and the districts around it, ML5, ML6 and ML4, all sit inside our working area. So does the ground between Coatbridge and Airdrie (2 miles), and on towards Bellshill (3 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.
What the job includes
- Upstands checked for size, height, level and square
- Supplied units checked against your schedule before fitting
- A short note of anything we found that needs your attention
- Who weathers the roof — We agree who turns the roof covering up the kerb before we book.
- Programme and access — We confirm site access, lifting arrangements and working hours before the visit.
From arrival to clean-up
Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack a rooflight level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes half a day to a day per unit.
Planning, building warrants and Coatbridge
In Scotland, forming a new rooflight opening needs a building warrant from the council, because the roof is being altered. Replacing an existing rooflight complete with its frame doesn't need a warrant, but the new unit still has to meet the building standards, including the 1.6 W/m²K energy figure for windows and rooflights in alterations. Planning depends on the house and where it is: householder permitted development rights don't apply in conservation areas, and listed buildings need consent. We confirm this with you before quoting.
Help us quote accurately
What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around ML5 and we will come back with a quote or a survey date.
Common questions in Coatbridge
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
What upstand height and roof pitch does rooflight fitting need?
It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.
Who deals with building control on trade jobs?
On new-build and extension work the rooflights usually sit within your approval or warrant. On replacements in homes in England and Wales we agree up front who notifies building control; we are not registered with a competent person scheme, so we cannot self-certify.
