Guide ranges for labour only, ex VAT for trade accounts. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Is your address covered?
Our fitters come to you. For Tunbridge Wells that covers TN1, TN3 and TN4, plus nearby Tonbridge and Crowborough. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.
Included in the work
- Roof lanterns assembled and glazed on your upstand
- Flat rooflights fitted, sealed and trimmed on your kerbs
- Upstands built by us where you would rather not
- Deliveries and damage — We check delivered units against the schedule before fitting.
- Building control sign-off — We agree with you how building control is handled before fitting.
Fitting your rooflight, step by step
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Planning and building rules in England
Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so on trade replacements we agree up front who notifies building control, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.
What to send for a quick quote
What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around TN1 and we will come back with a quote or a survey date.
Common questions in Tunbridge Wells
How long does fitting take?
Fitting a rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.
Do you cover Tunbridge Wells?
Yes. Fitters travel to addresses in Tunbridge Wells and the surrounding districts, including TN1. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
What is included in the price?
The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
For trade fitting around TN1, send the unit spec and site details for a written price.
