Trade rooflight fitting in Bangor

Plenty of rooflight trouble starts with a tape measure. Units are often sold by the builder's opening, meaning the hole in the roof, rather than the overall external size, and confusing the two leaves you with a frame that does not suit the opening. Before we fit any rooflight in Bangor, we measure the opening, the upstand or kerb where there is one, and the finished roof level, then compare them with the maker's drawing. If something is out, you hear about it before the fitting day rather than on it. That single check keeps most jobs like this on track.

Covering LL59 and neighbouring districts

Bangor and the districts around it, LL59, LL57 and LL58, all sit inside our working area. So does the ground between Bangor and Caernarfon (9 miles), and on towards Llandudno (14 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

On the day, we cover

  • Pitched roof windows fitted with their flashing kits
  • A short note of anything we found that needs your attention
  • Upstands checked for size, height, level and square
  • Building control sign-off — We agree with you how building control is handled before fitting.
  • Upstand ready and to size — We ask for the upstands to be built to the maker's drawing before we arrive.

A typical installation day

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a rooflight: half a day to a day per unit, weather permitting.

Do you need permission in Bangor?

In Wales, a new rooflight opening generally needs building regulations approval, and a replacement needs either a scheme-registered installer's certificate or a building notice to the council. We are not registered with a scheme, so on replacements we agree up front who gives the building notice. Rooflights must meet 2.2 W/m²K and roof windows 1.4 W/m²K. Planning is tighter than in England: rooflights are not permitted development in conservation areas, National Parks, Areas of Outstanding Natural Beauty or World Heritage Sites, so we check your address before quoting.

Help us quote accurately

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around LL59 and we will come back with a quote or a survey date.

Common questions in Bangor

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
