Trade rooflight fitting in Camden Town

Glass is heavy, and bigger units get heavy fast. Fitting a rooflight in Camden Town means planning how it travels from the delivery vehicle to the roof without chipping an edge or straining a back. Smaller units go up by hand with two fitters. Larger ones may need a hoist, a scaffold loading bay or a crane, and we tell you at quote stage if that applies. Once it is up, the fitting follows the maker's sequence: seat, fix, seal, finish. We take on work like this across Greater London.

Fitting team for multi-unit or mixed work

Guide ranges for labour only, ex VAT for trade accounts. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Areas around Camden Town we cover

If you also own a property or a business unit in Chalk Farm, Holloway or Islington, that is no problem. We can survey and quote both, and where it suits, line the fitting days up together. Every address is reached by fitters travelling to it from their current jobs, and NW1, NW5 and N1C sit comfortably within that pattern.

Included in the work

  • Pitched roof windows fitted with their flashing kits
  • Roof lanterns assembled and glazed on your upstand
  • Flat rooflights fitted, sealed and trimmed on your kerbs
  • Programme and access — We confirm site access, lifting arrangements and working hours before the visit.
  • Who weathers the roof — We agree who turns the roof covering up the kerb before we book.

A typical installation day

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a rooflight: half a day to a day per unit, weather permitting.

Planning, building control and Camden Town

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Before you get in touch

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around NW1 and we will come back with a quote or a survey date.

Common questions in Camden Town

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

Who deals with building control on trade jobs?

On new-build and extension work the rooflights usually sit within your approval or warrant. On replacements in homes in England and Wales we agree up front who notifies building control; we are not registered with a competent person scheme, so we cannot self-certify.

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
