Areas around Brockley we cover
Brockley and the districts around it, SE4, SE14 and SE13, all sit inside our working area. So does the ground between Brockley and New Cross (1 mile), and on towards Lewisham (1 mile). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.
On the day, we cover
- Roof lanterns assembled and glazed on your upstand
- Pitched roof windows fitted with their flashing kits
- A short note of anything we found that needs your attention
- Programme and access — We confirm site access, lifting arrangements and working hours before the visit.
- Who weathers the roof — We agree who turns the roof covering up the kerb before we book.
How a fitting day runs
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Planning, building control and Brockley
Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so on replacements we agree up front who notifies building control.
Details that speed up your quote
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, SE4 or nearby, confirms travel.
Common questions in Brockley
What upstand height and roof pitch does rooflight fitting need?
It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.
What if my roof opening is the wrong size for the rooflight?
We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
Do you cover Brockley?
Yes. Fitters travel to addresses in Brockley and the surrounding districts, including SE4. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
For trade fitting around SE4, send the unit spec and site details for a written price.
