Where our fitters travel
Our fitters come to you. For Antrim that covers BT41, BT29 and BT39, plus nearby Ballymena and Newtownabbey. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.
On the day, we cover
- Roof lanterns assembled and glazed on your upstand
- A short note of anything we found that needs your attention
- Upstands checked for size, height, level and square
- Who weathers the roof — We agree who turns the roof covering up the kerb before we book.
- Building control sign-off — We agree with you how building control is handled before fitting.
Fitting your rooflight, step by step
Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a rooflight: half a day to a day per unit, weather permitting.
Planning, building control and Antrim
Northern Ireland's building regulations set a minimum of WER Band C or 1.6 W/m²K for rooflights and roof windows in existing homes, assessed under Technical Booklet F1. New openings involve trimming the roof structure, so expect a building control application. Many house rooflights don't need planning permission, but conservation areas and listed buildings are excluded, and side windows near a boundary have obscure-glazing rules. We confirm what applies.
Help us quote accurately
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, BT41 or nearby, confirms travel.
Common questions in Antrim
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
What if my roof opening is the wrong size for the rooflight?
We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
Will my new rooflight leak?
A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.
