Trade rooflight fitting in Prestatyn

Glass is heavy, and bigger units get heavy fast. Fitting a rooflight in Prestatyn means planning how it travels from the delivery vehicle to the roof without chipping an edge or straining a back. Smaller units go up by hand with two fitters. Larger ones may need a hoist, a scaffold loading bay or a crane, and we tell you at quote stage if that applies. Once it is up, the fitting follows the maker's sequence: seat, fix, seal, finish. We take on work like this across Clwyd.

Areas around Prestatyn we cover

Prestatyn and the districts around it, LL19, LL18 and LL17, all sit inside our working area. So does the ground between Prestatyn and Rhyl (4 miles), and on towards Flint (13 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

What the job includes

  • Upstands checked for size, height, level and square
  • Flat rooflights fitted, sealed and trimmed on your kerbs
  • A short note of anything we found that needs your attention
  • Building control sign-off — We agree with you how building control is handled before fitting.
  • Upstand ready and to size — We ask for the upstands to be built to the maker's drawing before we arrive.

How a fitting day runs

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a rooflight: half a day to a day per unit, weather permitting.

Planning, building control and Prestatyn

Welsh rules differ from England's in one important way: rooflights lose permitted development rights in conservation areas, National Parks, AONBs and World Heritage Sites. Elsewhere on a house, a rooflight that projects no more than 150 mm and stays below the highest part of the roof is usually fine. Building regulations still apply to new openings, replacements need a building notice, and as we are not scheme-registered we agree up front who gives it, and the energy limit for rooflights is 2.2 W/m²K. A new Welsh Approved Document L takes effect on 4 March 2027.

Help us quote accurately

Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, LL19 or nearby, confirms travel.

Common questions in Prestatyn

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Will my new rooflight leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.

How long does fitting take?

Fitting a rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.
