Trade rooflight fitting in Buckinghamshire

Before any rooflight is fitted in Buckinghamshire, three measurements get checked: the builder's opening, the external size of the unit, and the upstand height above the finished roof, or the batten and tile details on a pitched roof. Get those right and the rest of the job follows. We handle trade rooflight fitting in every part of Buckinghamshire, with 10 towns listed on the site and the countryside between them covered too.

Towns we list in Buckinghamshire

We work right across England, and Buckinghamshire is covered on the same footing as everywhere else. There is no showroom or depot to visit. The survey happens at your property or, for fit-only jobs, from your photos. If your address is remote or reached by ferry, tell us early and we will confirm what arrangement is needed before quoting.

What's included

  • Roof lanterns assembled and glazed on your upstand
  • Pitched roof windows fitted with their flashing kits
  • Flat rooflights fitted, sealed and trimmed on your kerbs
  • Upstand ready and to size — We ask for the upstands to be built to the maker's drawing before we arrive.
  • Who weathers the roof — We agree who turns the roof covering up the kerb before we book.

Rules that apply in England

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we agree up front who notifies it. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Common questions in Buckinghamshire

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

How long does fitting take?

Fitting a rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.

Who deals with building control on trade jobs?

On new-build and extension work the rooflights usually sit within your approval or warrant. On replacements in homes in England and Wales we agree up front who notifies building control; we are not registered with a competent person scheme, so we cannot self-certify.
