Rooflight replacement in Lanarkshire

We cover 19 postcode districts across Lanarkshire, and we fit replacement rooflights in all of them. The work itself does not change from one district to the next. A replacement rooflight still needs a correctly sized opening, an upstand or flashing to suit the roof, and sealing that matches the covering. What does change is access: terraced streets, long gardens, steep pitches, tight parking. We price that honestly in the written quote rather than averaging it out across every job.

Towns we list in Lanarkshire

Fitting across Lanarkshire means planning routes, access and lifting as well as the roof itself. Narrow lanes, shared driveways and town-centre parking restrictions all affect how a large unit is delivered and raised to roof level. We ask about these early so the quote reflects them. That approach is the same everywhere we work in Scotland, from single domestic jobs to multi-unit commercial sites.

Included in the work

  • Kerb inspected for rot, height, level and fall once the old unit is off
  • Internal reveal made good where the old trim or plaster was damaged
  • Old rooflight or dome unscrewed, lifted out and taken away for disposal
  • Energy rules for the new unit — We make sure the replacement meets the current energy limit, not just the old unit's performance.
  • Leaks that are not the rooflight — We look at the roof around the unit before blaming the rooflight.

Rules that apply in Scotland

In Scotland a new rooflight needs a building warrant before work starts. A like-for-like replacement including the frame is exempt from a warrant but must meet current standards, so the glazing has to reach 1.6 W/m²K or better. For planning, rooflights on houses outside conservation areas can often go ahead under permitted development, but it is worth confirming with the planning authority.

Common questions in Lanarkshire

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

Will my new replacement rooflight leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.
