Rooflight replacement in Harrow

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Harrow is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every replacement rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Harrow, the HA1 district and the rest of Greater London.

Fitting across Harrow and nearby

Distance is rarely the deciding factor. A roof in Wealdstone, 1 mile from Harrow, gets the same survey, the same written quote and the same fitting process as one in HA1, HA3 and HA2. What changes the price is the job itself: size of unit, roof type, access and lifting. Brent, around 2 miles out, is treated the same way.

Already bought your unit?

There are two ways to do this. Supply and fit means we source a replacement rooflight that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.

What the job includes

  • Building notice given to the council in England and Wales, with its fee on the quote
  • Packers, an adaptor or a new insulated upstand where the old kerb falls short
  • Roof membrane repaired and turned up where it meets the kerb
  • Inside finishes — We check the condition of the plaster and trim around the opening from inside.
  • Leaks that are not the rooflight — We look at the roof around the unit before blaming the rooflight.

Fitting your replacement rooflight, step by step

Morning first: the team arrives, introduces itself and walks through the job with you. Dust sheets go down in the room below and along the route in. Then the opening and upstand, or the flashing on a pitched roof, are checked against the unit's measurements. A replacement rooflight goes in, is fixed to the maker's pattern and sealed into the roof covering. Inside, the reveal is finished as quoted. Before leaving, the team clears debris and talks you through what was done. Most jobs of this type take one day.

Do you need permission in Harrow?

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Getting a price from photos

A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, HA1 or a neighbouring district.

Common questions in Harrow

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

Do you cover Harrow?

Yes. Fitters travel to addresses in Harrow and the surrounding districts, including HA1. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Ask for a quote for your Harrow roof. Survey dates are offered based on fitter availability once you are happy with the price.
