Rooflight replacement in Bow

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for rooflight replacement in Bow, internal finishing is listed so you can see whether it is included or left for your decorator. That way a replacement rooflight looks right from the room below as well as from outside. We cover Bow and properties throughout Greater London.

Fitting across Bow and nearby

Distance is rarely the deciding factor. A roof in Stratford, 1 mile from Bow, gets the same survey, the same written quote and the same fitting process as one in E3, E15 and E14. What changes the price is the job itself: size of unit, roof type, access and lifting. Limehouse, around 1 mile out, is treated the same way.

Fit-only or supply and fit

There are two ways to do this. Supply and fit means we source a replacement rooflight that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.

What the job includes

  • Building notice given to the council in England and Wales, with its fee on the quote
  • Old rooflight or dome unscrewed, lifted out and taken away for disposal
  • Internal reveal made good where the old trim or plaster was damaged
  • Inside finishes — We check the condition of the plaster and trim around the opening from inside.
  • Is the kerb worth keeping? — We decide whether the existing kerb can stay only after checking it for rot, height and squareness.

Fitting your replacement rooflight, step by step

Where a job takes one day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a replacement rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Planning, building control and Bow

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Before you get in touch

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around E3. That is enough for a first price.

Common questions in Bow

Do I need planning permission for a rooflight in Bow?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

Will my new replacement rooflight leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.
