Rooflight leak repairs in Scottish Borders

A good share of rooflight leak repairs in Scottish Borders is replacement work. Older units go brittle or discoloured, sealed glass mists, and seals give up after years of sun and frost. Swapping the unit is often possible on the existing kerb, provided that kerb is sound, level and tall enough above the finished roof. Where it is not, we rebuild it. We cover the whole of Scottish Borders, across 20 postcode districts, with fitters travelling to each address.

Towns we list in Scottish Borders

Coverage in Scottish Borders works by postcode, not by distance from an office. Give us the full postcode and we will confirm whether it is standard cover, as it is for most of Scotland, or one of the few remote and island areas handled by arrangement. Either way, you get a written quote before any work is booked, with travel included in the price.

What's included

  • Failed sealant cut out, joints cleaned, dried and resealed
  • Inside check of stains, frame drainage channels and the reveal
  • Controlled water test where it helps pin down the entry point
  • Upstand height and condition — We measure the kerb and probe the timber for softness.
  • Warranty and who fitted it — We ask who fitted the rooflight and when before working on it.

Rules that apply in Scotland

In Scotland, forming a new rooflight opening needs a building warrant from the council, because the roof is being altered. Replacing an existing rooflight complete with its frame doesn't need a warrant, but the new unit still has to meet the building standards, including the 1.6 W/m²K energy figure for windows and rooflights in alterations. Planning depends on the house and where it is: householder permitted development rights don't apply in conservation areas, and listed buildings need consent. We confirm this with you before quoting.

Common questions in Scottish Borders

Why is my rooflight leaking?

The usual causes are sealant that has cracked or pulled away, flashing or membrane that has perished at the edges, condensation channels blocked with dirt, water ponding against the kerb, or a seal failing on the glass unit. Sometimes the water is coming in elsewhere and running along to the rooflight. A diagnostic visit finds the real source before anyone starts applying sealant.

Will resealing fix my leaking rooflight?

Sometimes. If the sealant has simply aged and the flashing, upstand and glass are sound, a careful reseal on a dry day can solve it. If the real problem is ponding water, a low upstand or a perished membrane, fresh sealant will only hide it for a while. We tell you which one you are dealing with before recommending any work, and quote the proper fix in writing.

Is it condensation or a leak?

Condensation tends to appear on cold mornings, on the inner face of the glass, and runs down the frame. A leak usually follows rain or wind from a particular direction and often stains the ceiling around the opening. Blocked condensation channels can make the two look alike. Photos and a note of when it happens help us narrow it down before the visit.
