Rooflight leak repairs in Exeter

Look at the roof after rain. If water sits in a puddle against one side of the rooflight, that ponding may be the real culprit, soaking into the joint where the kerb meets the membrane. Fixing it can mean adjusting the falls, raising the upstand or redressing the membrane, not just fresh sealant. We carry out rooflight leak repairs across Exeter by tracing the source first. The visit is charged, at a figure agreed before you book, and any further work is quoted in writing.

Fitting across Exeter and nearby

Covering Exeter means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in EX4, EX1 and EX2, and are happy to quote further out in Heavitree and Exmouth. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.

What we do on the day

  • Failed sealant cut out, joints cleaned, dried and resealed
  • Rotten kerb sections replaced where the timber has gone soft
  • Controlled water test where it helps pin down the entry point
  • Upstand height and condition — We measure the kerb and probe the timber for softness.
  • Age of the rooflight — We weigh the age and condition of the unit before recommending a repair.

How a repair visit goes

Expect the visit to be mostly looking and testing. Dust sheets go down below the rooflight. The fitter checks seals and glass from inside, then gets up on the roof by ladder or tower. Minor jobs such as clearing a blocked drainage channel can often be dealt with there and then. Bigger work, like new flashing or a replacement sealed unit, is measured up and priced in writing afterwards.

Planning, building control and Exeter

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

What to send us

Before booking a visit, send what you can: a photo of the ceiling or reveal where water shows, a photo of the rooflight from outside, the roof covering if you know it, and whether it is one rooflight or several. We use that to price the visit and to bring the right materials.

Common questions in Exeter

Should I repair or replace my old leaking rooflight?

It depends on the age and condition of the unit and what has failed. A single perished seal or a blocked channel is worth repairing. A brittle, discoloured dome, a rotten kerb, or several faults at once usually make replacement the better value. After the diagnostic visit we set out both options with prices, so you can decide with the full picture in front of you.

Is it condensation or a leak?

Condensation tends to appear on cold mornings, on the inner face of the glass, and runs down the frame. A leak usually follows rain or wind from a particular direction and often stains the ceiling around the opening. Blocked condensation channels can make the two look alike. Photos and a note of when it happens help us narrow it down before the visit.

Can you replace just the misted glass?

Often, yes. Misting between the panes means the sealed unit has failed, but the frame around it may be perfectly sound. Where the maker's design allows the glass to be changed, we measure the unit and fit a replacement, which costs less than a whole new rooflight. Where it does not, or the frame is also worn out, we explain why replacement is the better option.
