Rooflight glass replacement in Sutton Coldfield

A misted or cracked rooflight does not always need a whole new unit. If the frame is sound and the seals around it are dry, we can often measure for a new sealed glass unit and fit it into the existing frame in Sutton Coldfield. The first visit is to measure and check the frame, which is charged, with the price confirmed before you book. The new glass is then made to size, and a second visit fits it. If the frame itself has failed, we tell you that a replacement rooflight makes more sense.

Fitting across Sutton Coldfield and nearby

Distance is rarely the deciding factor. A roof in Aldridge, 5 miles from Sutton Coldfield, gets the same survey, the same written quote and the same fitting process as one in B75, B72 and B73. What changes the price is the job itself: size of unit, roof type, access and lifting. Aston, around 5 miles out, is treated the same way.

What we do on the day

  • Frame rebate cleaned and checked for damage, corrosion or failed seals
  • Sealed unit ordered to match or improve on the original glass
  • Old glass taken out safely and removed from site
  • Condensation or a failed seal — We confirm whether the mist is inside the sealed unit or on the room-side surface.
  • Matching the glass make-up — We identify the existing glass so the replacement performs at least as well.

How the glass is replaced

The second visit is the quick one. With the new unit made to size, the fitters take the old glass out, check the frame and drainage paths, and set the new glass on packers so it sits square and drains properly. Seals and cappings are renewed where needed, the area is cleared, and you are shown what was done.

Planning and building rules in England

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

What to send us

Photos of the problem glass from inside and out, a rough width and length, and whether the rooflight opens or is fixed are enough to price the first visit. Add the postcode and how the roof is reached, and tell us if more than one unit has misted.

Common questions in Sutton Coldfield

How long does new rooflight glass take?

The new sealed unit is made to the measured size, so there is a gap between the measuring visit and the fitting visit while it is produced. We give you the expected timing when we price the glass, and book the fitting once it has arrived.

Can I upgrade the glass while it is being replaced?

Usually. Solar-control, self-cleaning, toughened or laminated glass can be specified as long as the frame can take the thickness and weight. We check that on the measuring visit and price the options side by side.

Can you replace just the glass in my rooflight?

Often, yes. If the frame, gaskets and drainage are sound, a new sealed unit can go into the existing frame. If the frame has failed, is distorted or leaks around the edge, replacing the whole rooflight is usually the better answer, and we tell you that.
