Rooflight glass replacement in Dudley

Before ordering new glass for a rooflight in Dudley, we need to know three things: the exact size and thickness of the existing unit, the glass type it needs to match or improve on, and whether the frame is still sound enough to keep. A charged measuring visit, priced before booking, answers all three. If the frame is fine, a new sealed unit is made and fitted on a second visit. If it is not, we price a full replacement instead.

Fitting across Dudley and nearby

Jobs across DY2, DY1 and B64 are part of our normal cover for Dudley. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Brierley Hill and Tipton are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

On the day, we cover

  • New glazing tapes, gaskets or sealant fitted to suit the frame
  • Frame rebate cleaned and checked for damage, corrosion or failed seals
  • New unit set on packers, then beaded, capped or bonded as designed
  • Condensation or a failed seal — We confirm whether the mist is inside the sealed unit or on the room-side surface.
  • Matching the glass make-up — We identify the existing glass so the replacement performs at least as well.

How the glass is replaced

On the fitting visit, the room below is protected first. The beads or cappings come off, the old unit is lifted out with suction lifters, and the rebate is cleaned and checked for damage or blocked drainage. The new sealed unit goes in on fresh packers and gaskets, the cappings are refitted and sealed, and the glass is cleaned. Most glass swaps take half a day once the new glass is made.

Do you need permission in Dudley?

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

What to send us

To price the measuring visit, send a photo of the rooflight from inside showing the misting or crack, one from outside if you can reach a safe viewpoint, and the rough size of the glass. If you know the make or have the original paperwork, include that too, along with the postcode.

Common questions in Dudley

Can you replace just the glass in my rooflight?

Often, yes. If the frame, gaskets and drainage are sound, a new sealed unit can go into the existing frame. If the frame has failed, is distorted or leaks around the edge, replacing the whole rooflight is usually the better answer, and we tell you that.

Can I upgrade the glass while it is being replaced?

Usually. Solar-control, self-cleaning, toughened or laminated glass can be specified as long as the frame can take the thickness and weight. We check that on the measuring visit and price the options side by side.

Is new glass or a new rooflight better value?

If the frame, gaskets and drainage are sound, new glass is usually the cheaper fix. If the frame is cracked, distorted or leaking at the kerb, a full replacement is better value. After the measuring visit we price both so you can compare.
