Rooflight glass replacement in Lancaster

Glass replacement is a two-visit job. On the first, the fitter checks the frame, the gaskets and the drainage, and measures the existing unit exactly, including its thickness and glass type. That visit is charged and priced before booking. Once the new sealed unit has been made, the second visit takes the old glass out, cleans and checks the rebate, and beds the new unit in. We do this for rooflight glass units in Lancaster.

Triple glazed, solar-control or heavy units needing lifting gear

Guide ranges. The first visit is charged and priced before booking; any new glass is priced in writing before work starts. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Is your address covered?

Fitters travel to the job, so the address is what counts. In Lancaster that means postcode districts LA1, LA4 and LA3, and the same teams can just as easily take on work in Morecambe, about 3 miles away, or Heysham at roughly 4 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.

Included in the work

  • Frame rebate cleaned and checked for damage, corrosion or failed seals
  • New glazing tapes, gaskets or sealant fitted to suit the frame
  • New unit set on packers, then beaded, capped or bonded as designed
  • Weight and lifting — We plan how a heavy pane gets onto the roof and into the frame.
  • Condition of the frame — We look at the frame closely before committing to new glass.

How the glass is replaced

The second visit is the quick one. With the new unit made to size, the fitters take the old glass out, check the frame and drainage paths, and set the new glass on packers so it sits square and drains properly. Seals and cappings are renewed where needed, the area is cleared, and you are shown what was done.

Regulations for Lancaster properties

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

What to send us

To price the measuring visit, send a photo of the rooflight from inside showing the misting or crack, one from outside if you can reach a safe viewpoint, and the rough size of the glass. If you know the make or have the original paperwork, include that too, along with the postcode.

Common questions in Lancaster

Can you replace just the glass in my rooflight?

Often, yes. If the frame, gaskets and drainage are sound, a new sealed unit can go into the existing frame. If the frame has failed, is distorted or leaks around the edge, replacing the whole rooflight is usually the better answer, and we tell you that.

How long does new rooflight glass take?

The new sealed unit is made to the measured size, so there is a gap between the measuring visit and the fitting visit while it is produced. We give you the expected timing when we price the glass, and book the fitting once it has arrived.

Can I upgrade the glass while it is being replaced?

Usually. Solar-control, self-cleaning, toughened or laminated glass can be specified as long as the frame can take the thickness and weight. We check that on the measuring visit and price the options side by side.
