Rooflight glass replacement in Hartlepool

Before ordering new glass for a rooflight in Hartlepool, we need to know three things: the exact size and thickness of the existing unit, the glass type it needs to match or improve on, and whether the frame is still sound enough to keep. A charged measuring visit, priced before booking, answers all three. If the frame is fine, a new sealed unit is made and fitted on a second visit. If it is not, we price a full replacement instead.

Where our fitters travel

Fitters travel to the job, so the address is what counts. In Hartlepool that means postcode districts TS26, TS24 and TS25, and the same teams can just as easily take on work in Peterlee, about 7 miles away, or Billingham at roughly 7 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.

What we do on the day

  • Frame rebate cleaned and checked for damage, corrosion or failed seals
  • New unit set on packers, then beaded, capped or bonded as designed
  • Sealed unit ordered to match or improve on the original glass
  • Weight and lifting — We plan how a heavy pane gets onto the roof and into the frame.
  • Condition of the frame — We look at the frame closely before committing to new glass.

How the glass is replaced

On the fitting visit, the room below is protected first. The beads or cappings come off, the old unit is lifted out with suction lifters, and the rebate is cleaned and checked for damage or blocked drainage. The new sealed unit goes in on fresh packers and gaskets, the cappings are refitted and sealed, and the glass is cleaned. Most glass swaps take half a day once the new glass is made.

Planning, building control and Hartlepool

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

What to send us

Photos of the problem glass from inside and out, a rough width and length, and whether the rooflight opens or is fixed are enough to price the first visit. Add the postcode and how the roof is reached, and tell us if more than one unit has misted.

Common questions in Hartlepool

Can I upgrade the glass while it is being replaced?

Usually. Solar-control, self-cleaning, toughened or laminated glass can be specified as long as the frame can take the thickness and weight. We check that on the measuring visit and price the options side by side.

Can you replace just the glass in my rooflight?

Often, yes. If the frame, gaskets and drainage are sound, a new sealed unit can go into the existing frame. If the frame has failed, is distorted or leaks around the edge, replacing the whole rooflight is usually the better answer, and we tell you that.

Is the measuring visit charged?

Yes. The first visit measures the existing glass and checks the frame, and it is charged. We confirm that price before you book. The fitting of the new glass is then priced in writing, so you see the full cost before anything is ordered.
