Fitting across Luton and nearby
Fitters travel to the job, so the address is what counts. In Luton that means postcode districts LU1, LU2 and LU3, and the same teams can just as easily take on work in Dunstable, about 5 miles away, or Harpenden at roughly 5 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.
On the day, we cover
- Sealed unit ordered to match or improve on the original glass
- New glazing tapes, gaskets or sealant fitted to suit the frame
- Old glass taken out safely and removed from site
- Condition of the frame — We look at the frame closely before committing to new glass.
- Condensation or a failed seal — We confirm whether the mist is inside the sealed unit or on the room-side surface.
How the glass is replaced
On the fitting visit, the room below is protected first. The beads or cappings come off, the old unit is lifted out with suction lifters, and the rebate is cleaned and checked for damage or blocked drainage. The new sealed unit goes in on fresh packers and gaskets, the cappings are refitted and sealed, and the glass is cleaned. Most glass swaps take half a day once the new glass is made.
Planning and building rules in England
Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.
What to send us
To price the measuring visit, send a photo of the rooflight from inside showing the misting or crack, one from outside if you can reach a safe viewpoint, and the rough size of the glass. If you know the make or have the original paperwork, include that too, along with the postcode.
Common questions in Luton
Is the measuring visit charged?
Yes. The first visit measures the existing glass and checks the frame, and it is charged. We confirm that price before you book. The fitting of the new glass is then priced in writing, so you see the full cost before anything is ordered.
How long does new rooflight glass take?
The new sealed unit is made to the measured size, so there is a gap between the measuring visit and the fitting visit while it is produced. We give you the expected timing when we price the glass, and book the fitting once it has arrived.
Can I upgrade the glass while it is being replaced?
Usually. Solar-control, self-cleaning, toughened or laminated glass can be specified as long as the frame can take the thickness and weight. We check that on the measuring visit and price the options side by side.
For a repair in Luton, start with photos and the postcode; we confirm the visit price before anything is booked.
