Pitched roof window installation in Elgin

Builders and extension firms in Elgin often want the rooflight stage of a project handled by a specialist fitting team. We step in once the roof deck or battens are ready, fit a pitched roof window on your upstand or ours, detail it into the membrane or tiles, and leave the opening ready for the plasterer. Homeowners get exactly the same service directly. In each case the job is quoted in writing first, with any access or lifting needs spelt out. Jobs around IV30 and the neighbouring districts are welcome.

Is your address covered?

Elgin and the districts around it, IV30, IV31 and IV32, all sit inside our working area. So does the ground between Elgin and Forres (11 miles), and on towards Inverness (36 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

Buying your own, or letting us supply

Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.

On the day, we cover

  • Window frame fixed on its brackets, square and at the right height
  • Rafters trimmed where the window is wider than the gap between them
  • Tiles or slates cut and refitted neatly around the flashing
  • Flashing to suit the roof — We match the flashing kit to your roof covering before ordering.
  • Side slopes and neighbours — We check which slope the window is going on before you commit.

How a fitting day runs

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a pitched roof window, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Do you need permission in Elgin?

In Scotland, forming a new rooflight opening needs a building warrant from the council, because the roof is being altered. Replacing an existing rooflight complete with its frame doesn't need a warrant, but the new unit still has to meet the building standards, including the 1.6 W/m²K energy figure for windows and rooflights in alterations. Planning depends on the house and where it is: householder permitted development rights don't apply in conservation areas, and listed buildings need consent. We confirm this with you before quoting.

Before you get in touch

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around IV30 and we will come back with a quote or a survey date.

Common questions in Elgin

Can you fit the pitched roof window I bought online?

Yes, fit-only is one of our core services. Send the product link or spec, photos of the roof and rough sizes, and we can usually price it from those. Before fitting we check the delivery for damage, which should be reported to the seller, plus the size against the opening, the flashing kit and the roof pitch. The product warranty stays with the maker or seller, and our guarantee covers the fitting.

Do I need planning permission for a rooflight in Elgin?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in Scotland. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
