Pitched roof window installation in Preston

If the pitched roof window on your roof now is misted, discoloured, cracked or letting water in, replacing it is often simpler than people expect. The old unit comes out, we inspect the kerb or frame underneath, and we decide with you whether it can be reused or needs rebuilding. Then the new one goes in, sealed to the roof covering and finished inside. We handle this kind of pitched roof window installation in Preston and nearby, alongside new openings and fit-only work. Postcode PR1 and its neighbours are all within our cover.

Coverage in and around Preston

Preston and the districts around it, PR1, PR2 and PR5, all sit inside our working area. So does the ground between Preston and Leyland (5 miles), and on towards Chorley (9 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

Already bought your unit?

Your unit or ours, the fitting standard is the same. For supply and fit we choose a pitched roof window to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.

What the job includes

  • Window frame fixed on its brackets, square and at the right height
  • Underlay collar or membrane dressed and taped around the frame
  • Insulation collar and vapour layer fitted to stop a cold edge
  • Head height and view — We think about how the window will be used from inside before fixing its height.
  • Scaffold or not — We look at the roof height and the window position to see whether scaffolding is needed.

How a fitting day runs

Where a job takes one day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a pitched roof window is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Regulations for Preston properties

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Help us quote accurately

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in PR1, and we can price it.

Common questions in Preston

Do you cover Preston?

Yes. Fitters travel to addresses in Preston and the surrounding districts, including PR1. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
