Pitched roof window installation in Watford

Builders and extension firms in Watford often want the rooflight stage of a project handled by a specialist fitting team. We step in once the roof deck or battens are ready, fit a pitched roof window on your upstand or ours, detail it into the membrane or tiles, and leave the opening ready for the plasterer. Homeowners get exactly the same service directly. In each case the job is quoted in writing first, with any access or lifting needs spelt out. Jobs around WD17 and the neighbouring districts are welcome.

Is your address covered?

Fitters travel to the job, so the address is what counts. In Watford that means postcode districts WD17, WD1 and WD18, and the same teams can just as easily take on work in Bushey, about 2 miles away, or Rickmansworth at roughly 4 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.

Buying your own, or letting us supply

Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.

What we do on the day

  • Window frame fixed on its brackets, square and at the right height
  • Rafters trimmed where the window is wider than the gap between them
  • Underlay collar or membrane dressed and taped around the frame
  • Side slopes and neighbours — We check which slope the window is going on before you commit.
  • Flashing to suit the roof — We match the flashing kit to your roof covering before ordering.

A typical installation day

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a pitched roof window: one day, weather permitting.

Planning, building control and Watford

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Before you get in touch

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in WD17, and we can price it.

Common questions in Watford

Do you cover Watford?

Yes. Fitters travel to addresses in Watford and the surrounding districts, including WD17. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
