Covering LL65 and neighbouring districts
Our fitters come to you. For Holyhead that covers LL65, LL64 and LL63, plus nearby Caernarfon and Bangor. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a pitched roof window, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the opening size and the flashing kit it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

From arrival to clean-up
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a pitched roof window, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Planning and building rules in Wales
Wales sets energy limits of 2.2 W/m²K for rooflights and 1.4 W/m²K for roof windows, and new rooflight openings generally need building regulations approval. Replacement units are controlled fittings; we are not registered with a competent person scheme, so ours are covered by a building notice to the council. Planning permission is needed for rooflights in conservation areas, National Parks, AONBs and World Heritage Sites. We check which applies and include the fee in your quote.
Details that speed up your quote
For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as LL65.
Common questions in Holyhead
Can you fit a rooflight in winter or when it is raining?
Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.
How does payment work?
Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Before fitting we check the delivery for damage, which should be reported to the seller, plus the size against the opening, the flashing kit and the roof pitch. The product warranty stays with the maker or seller, and our guarantee covers the fitting.
