Pitched roof window installation in Stepney

Builders and extension firms in Stepney often want the rooflight stage of a project handled by a specialist fitting team. We step in once the roof deck or battens are ready, fit a pitched roof window on your upstand or ours, detail it into the membrane or tiles, and leave the opening ready for the plasterer. Homeowners get exactly the same service directly. In each case the job is quoted in writing first, with any access or lifting needs spelt out. Jobs around E1 and the neighbouring districts are welcome.

Coverage in and around Stepney

Stepney and the districts around it, E1, E1W and E3, all sit inside our working area. So does the ground between Stepney and Limehouse (1 mile), and on towards Bethnal Green (1 mile). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

Buying your own, or letting us supply

Your unit or ours, the fitting standard is the same. For supply and fit we choose a pitched roof window to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.

Included in the work

  • Inside lining fitted and left ready for decoration
  • Tiles or slates cut and refitted neatly around the flashing
  • Window frame fixed on its brackets, square and at the right height
  • Side slopes and neighbours — We check which slope the window is going on before you commit.
  • Head height and view — We think about how the window will be used from inside before fixing its height.

From arrival to clean-up

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a pitched roof window, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Do you need permission in Stepney?

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Getting a price from photos

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around E1. That is enough for a first price.

Common questions in Stepney

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

Do you cover Stepney?

Yes. Fitters travel to addresses in Stepney and the surrounding districts, including E1. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Got a unit waiting to go in, or need one sourced? Either way, start with your Stepney address and a couple of photos.
