Pitched roof window installation in Catford

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Catford is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every pitched roof window we install, from a new opening to a straight swap or a fit-only job. We cover Catford, the SE6 district and the rest of Greater London.

Where our fitters travel

Fitters travel to the job, so the address is what counts. In Catford that means postcode districts SE6, SE13 and SE4, and the same teams can just as easily take on work in Lewisham, about 1 mile away, or Brockley at roughly 1 mile. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.

Buying your own, or letting us supply

If you have bought a pitched roof window yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the flashing kit and the roof pitch range. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

What we do on the day

  • Underlay collar or membrane dressed and taped around the frame
  • Tiles or slates cut and refitted neatly around the flashing
  • Inside lining fitted and left ready for decoration
  • Head height and view — We think about how the window will be used from inside before fixing its height.
  • Flashing to suit the roof — We match the flashing kit to your roof covering before ordering.

What happens on the day

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a pitched roof window: one day, weather permitting.

Planning, building control and Catford

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Help us quote accurately

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around SE6. That is enough for a first price.

Common questions in Catford

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
