Pitched roof window installation in Rottingdean

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Rottingdean is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every pitched roof window we install, from a new opening to a straight swap or a fit-only job. We cover Rottingdean, the BN2 district and the rest of East Sussex.

Covering BN2 and neighbouring districts

Covering Rottingdean means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in BN2, BN10 and BN1, and are happy to quote further out in Peacehaven and Brighton. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.

Already bought your unit?

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a pitched roof window, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the opening size and the flashing kit it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

On the day, we cover

  • Window frame fixed on its brackets, square and at the right height
  • Inside lining fitted and left ready for decoration
  • Insulation collar and vapour layer fitted to stop a cold edge
  • Scaffold or not — We look at the roof height and the window position to see whether scaffolding is needed.
  • Energy limit for roof windows — We check the window's published figures against the energy limit for existing homes.

What happens on the day

Where a job takes one day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a pitched roof window is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Do you need permission in Rottingdean?

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

What to send for a quick quote

A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, BN2 or a neighbouring district.

Common questions in Rottingdean

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Tell us your postcode, BN2 or close by, and what you want fitted. We will reply with the next steps and a quote.
