Roof lantern installation in Bradford

Our guide price for roof lantern installation starts from £3,095, and the real figure for your roof in Bradford depends on a handful of things: the size and type of roof lantern, whether the opening exists already, the roof covering, and how easy access is. We fix the price in a written quote before work begins. Nothing gets added on the day without your say-so. For a rough idea first, photos and a couple of measurements are enough to go on, and we cover all of West Yorkshire.

Coverage in and around Bradford

Covering Bradford means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in BD1, BD3 and BD5, and are happy to quote further out in Shipley and Pudsey. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.

Already bought your unit?

Your unit or ours, the fitting standard is the same. For supply and fit we choose a roof lantern to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.

On the day, we cover

  • Frame assembled on the kerb in the maker's set order
  • Caps, end closures and ridge trims fitted and sealed
  • Glass lifted and laid into the frame by hand or with gear
  • Heat and glare — We talk through the glass options before you order a large lantern.
  • Lanterns and planning — We check whether your lantern can go in without a planning application.

A typical installation day

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a roof lantern: one to two days, weather permitting.

Planning and building rules in England

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Before you get in touch

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around BD1. That is enough for a first price.

Common questions in Bradford

Does a rooflight need building regulations approval?

A new opening usually needs building regulations approval. A replacement is a controlled fitting: it must be self-certified by an installer registered with a competent person scheme or notified to building control. We are not registered with a scheme, so replacements we fit are notified to building control with a building notice, and the council's fee is shown on your quote.

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
