Roof lantern installation in Hereford

Builders and extension firms in Hereford often want the rooflight stage of a project handled by a specialist fitting team. We step in once the roof deck or battens are ready, fit a roof lantern on your upstand or ours, detail it into the membrane or tiles, and leave the opening ready for the plasterer. Homeowners get exactly the same service directly. In each case the job is quoted in writing first, with any access or lifting needs spelt out. Jobs around HR1 and the neighbouring districts are welcome.

Guide ranges for supply & fit. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Is your address covered?

Hereford and the districts around it, HR1, HR4 and HR2, all sit inside our working area. So does the ground between Hereford and Great Malvern (17 miles), and on towards Worcester (23 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

Buying your own, or letting us supply

Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.

What we do on the day

  • Upstand checked for size, level and square before the kit is opened
  • Caps, end closures and ridge trims fitted and sealed
  • Roof membrane checked where it meets the lantern frame
  • Following the build order — We assemble lanterns in exactly the sequence the instructions give.
  • Lanterns and planning — We check whether your lantern can go in without a planning application.

Fitting your roof lantern, step by step

Morning first: the team arrives, introduces itself and walks through the job with you. Dust sheets go down in the room below and along the route in. Then the opening and upstand, or the flashing on a pitched roof, are checked against the unit's measurements. A roof lantern goes in, is fixed to the maker's pattern and sealed into the roof covering. Inside, the reveal is finished as quoted. Before leaving, the team clears debris and talks you through what was done. Most jobs of this type take one to two days.

Do you need permission in Hereford?

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Details that speed up your quote

A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, HR1 or a neighbouring district.

Common questions in Hereford

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

Do I need planning permission for a rooflight in Hereford?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

Will my new roof lantern leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.

Tell us your postcode, HR1 or close by, and what you want fitted. We will reply with the next steps and a quote.
