Areas around Middleton we cover
Distance is rarely the deciding factor. A roof in Chadderton, 2 miles from Middleton, gets the same survey, the same written quote and the same fitting process as one in M24, M9 and OL9. What changes the price is the job itself: size of unit, roof type, access and lifting. Heywood, around 3 miles out, is treated the same way.
Buying your own, or letting us supply
Supply and fit tends to suit people who would rather not pick a unit from a catalogue. We look at the roof, the opening and how you use the room, then put a roof lantern on the quote that fits all three. Fit-only suits people who already know what they want, or have one on site. We are happy with either. The difference is who stands behind what: on fit-only, the maker or retailer covers the product, and our workmanship guarantee covers the installation.
On the day, we cover
- Internal trims fitted to the ring beam or upstand
- Glass lifted and laid into the frame by hand or with gear
- Caps, end closures and ridge trims fitted and sealed
- Lanterns and planning — We check whether your lantern can go in without a planning application.
- Heat and glare — We talk through the glass options before you order a large lantern.
What happens on the day
Where a job takes one to two days, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a roof lantern is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.
Do you need permission in Middleton?
Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.
Getting a price from photos
Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in M24, and we can price it.
Common questions in Middleton
How long does fitting take?
Fitting a roof lantern into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.
Will my new roof lantern leak?
A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
Send a few photos and your M24 postcode, and we will put together a written quote for the job.
