Roof lantern installation in Brymbo

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Brymbo is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every roof lantern we install, from a new opening to a straight swap or a fit-only job. We cover Brymbo, the LL11 district and the rest of Clwyd.

Covering LL11 and neighbouring districts

Our fitters come to you. For Brymbo that covers LL11, LL12 and LL13, plus nearby Wrexham and Rhosllannerchrugog. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.

Buying your own, or letting us supply

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a roof lantern, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

Included in the work

  • Internal trims fitted to the ring beam or upstand
  • Upstand checked for size, level and square before the kit is opened
  • Roof membrane checked where it meets the lantern frame
  • Following the build order — We assemble lanterns in exactly the sequence the instructions give.
  • Upstand size and tolerance — We check the kerb against the lantern maker's figures before the kit is opened.

A typical installation day

Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a roof lantern runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.

Planning, building control and Brymbo

Welsh rules differ from England's in one important way: rooflights lose permitted development rights in conservation areas, National Parks, AONBs and World Heritage Sites. Elsewhere on a house, a rooflight that projects no more than 150 mm and stays below the highest part of the roof is usually fine. Building regulations still apply to new openings, replacements we fit go through a building notice because we are not scheme-registered, and the energy limit for rooflights is 2.2 W/m²K. A new Welsh Approved Document L takes effect on 4 March 2027.

Details that speed up your quote

For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as LL11.

Common questions in Brymbo

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

How long does fitting take?

Fitting a roof lantern into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
